About the Newton, Massachusetts Area

Newton
For the second consecutive year, Newton has been given the distinction of being the Safest City in America. This comes to no surprise since Newton is considered to be one of Massachusetts’ best managed communities. While having a larger population than most of Boston’s suburbs, Newton is also one of the most spacious, designated as “The Garden City” for its attractive cityscapes.

Residents of Newton are proud of their community. With wonderful open parks and recreational programs and facilities, beautiful tree lined and manicured roads, homes of various architectural styles, a nationally recognized public school system, convenient transportation to Boston, and robust cultural roots, Newton has rightfully earned its place as one of Massachusetts’ most desirable neighborhoods to live in.

Newton is located just six miles west of Boston. Technically part of the Appalachian Mountains, Newton is full of rolling hills. Each year in April, the Boston Marathon runs straight through this area. Because of the challenging terrain runners must endeavor through, the Newton leg of the race has been termed “Heartbreak Hill.” Luckily for the Marathon runners, it’s smooth and flat running to the finish line at Copley Square in Boston.

Location is one of the reason why Newton is such a desirable neighborhood to live in. I-90 Mass Pike, and I-95 (Rt. 128) both run through here, giving commuters quick access to downtown Boston, and also to the surrounding suburbs. Rt. 9 is another major road that runs east-west, and which is lined with shops, restaurants, groceries, as well as neighborhoods. The Chestnut Hill Mall and the Atrium Mall are both located on Route 9. Newton is bordered by Needham, Wellesley and Weston on it’s west and south sides. To the north is Waltham and Watertown, and to the east is Brookline and Boston. New York City is 440 miles away, about a 4 hour drive.

Public Transportation in Newton is also very accessible. The Massachusetts Bay Transportation Authority (MBTA) provides buses, commuter trains, and subway/street trains throughout the Newton area making it easy to access everything Boston and Cambridge has to offer. The “T”, America’s first subway, has a number of above-ground stations throughout the Newton Villages. There are also MBTA Express Buses for a quick alternative for Boston commuters. Logan Airport is accessible by T, at the Airport stop off of the Blue Line. From there Logan Airport offers free shuttle services to the terminals. North Station and South Station are major hubs for MBTA Commuter lines to the surrounding suburbs, and also for Amtrak trains.

Newton’s largest employers are Boston College, the City of Newton, Newton-Wellesley Hospital, Reed Publishing and Technical Aid Corporation. Over 94% of Newton’s adult residents hold a high school or college diploma. Almost 40% hold a graduate or professional degree.

Boston and Cambridge are world renowned for its superior academic institutions. Newton fits right in with its smart neighbors. Chestnut Hill is the home to Boston College and Boston College Law School, Andover Newton Theological School, Aquinas Junior College of Newton, Lasell College, and Mount Ida College.

Newton’s public school system is also nationally recognized. The city is served by fifteen elementary schools, four middle schools, and two large high schools. According to the Massachusetts Department of Education, Newton spends an average of $8,960 per student for regular education, $19,800 per student for special education and $10,051 per stident for bilingual education. This compares with statewide averages of $6,779 for regular, $13,542 for special, and $8,936 for bilingual education students.

Real Estate Tips
Working With An Agent >An Agents Role

Recent reforms in the disclosure laws and real estate practices around the country have resulted in new options for buyers and sellers. Real estate agents can take different roles with buyers and sellers.

A seller's agent works with loyalty and fidelity as the seller's advocate and negotiator, and is obligated to disclose to potential buyers all adverse material facts that are known about the property.

A buyer's agent works exclusively to negotiate the lowest purchase price and best terms for the buyer. This agent serves the buyer with undivided loyalty, confidentiality, and full disclosure. The agent would know the highest price that the buyer would be willing to offer for a home, but could not disclose that information to the seller.

A dual agent can work for both the buyer and the seller by written, informed consent of both parties and has fiduciary obligations to both. The agent can only disclose to one party what the other party allows to be revealed.

A transaction broker assists the buyer or seller or both throughout a real estate transaction without being an agent or advocate for any of the parties.
